Buying a brand new home has many benefits.  As the purchaser, you decide what type of home you want.  You decide on the aesthetics and you don’t have to worry about tearing down, repainting or re-carpeting someone else’s dream.   Another great benefit is that you know exactly when you are going to move in!  If you buy a home that has already “broken ground” your move in date will typically be within 60 to 90 days. 

One of the most common misconceptions many new-home buyers have is that they think they must purchase their home directly from the new builder’s office without any representation.  The builder’s agents are hired to represent the best interest of the builder, so the best thing a buyer can do is enlist the help of a professional buyer’s agent.  A buyer’s agent has a fiduciary duty to disclose all the positive and negative aspects of the transaction in order for the buyer to make an informed decision.  A professional buyer’s agent will bring negotiating power to your side of the transaction.  A buyer’s agent can negotiate the sales price, upgrades and many other incentives that home buyer may not know is available to them.  The best part - buyers do not pay for the services of a buyer’s agent.  The buyer’s agent is compensated through the builder.
